Separate report

Window and Door Defect Report

For anyone who has had new windows or doors fitted, on a new build or a renovation, and has problems such as water ingress or faulty locking mechanisms. It is often a grey area whether the product or the installation is at fault. Nick worked as a service engineer producing exactly these reports, to establish where the fault lies.

This is a separate report. It is not part of a snagging inspection.

  2. We book a date

    If you want an early-access inspection before legal completion, you get your developer's permission first, and we work around their access.

  3. We inspect the property

    A visual, non-invasive inspection of the accessible areas, photographing every defect and workmanship issue we find.

  4. You get the report

    A detailed photographic report, issue by issue, with the room, a photo and our comments on each one, ready to send to your developer.

We are an independent inspection company, founded and run by Nick Reeves with over 20 years in UK construction. We are not chartered surveyors and we do not issue Building Regulations certification.

Our inspections are visual and non-invasive and cover accessible areas only. If something needs a specialist, we will say so in the report rather than guess.

Booking

When should I book a snagging inspection?
Either before you legally complete, if your developer allows an early-access visit and gives permission, or as soon as possible after you move in. The earlier the list exists, the easier it is to get things put right.
Can I move my appointment?
Yes. With more than 48 hours' notice, we can reschedule your appointment without charge.
Do you cover my town?
We cover Devon, Cornwall, Somerset and Kent. Our base is in Devon, so Newton Abbot, Torbay, Exeter, Plymouth, Totnes and Teignbridge are all close to home, and we travel further afield by arrangement. Ring us and ask.

On the day

Can I be there while you inspect?
Yes. You are welcome to be there.
Do you need to take anything apart?
No. The inspection is visual and non-invasive, and covers accessible areas only.

The report

What does the report look like?
Every issue is numbered, with the room it is in, a photograph with the defect circled and a comment on what needs doing, so you can hand it straight to your developer. You also get a one-page summary showing how serious each issue is.
How soon do I get it?
Usually the same day, or by 6pm on the following working day.
Who is the report for?
You, the named client. It is not written for anyone else to rely on.

Money

What does an inspection cost?
Snagging is priced by the size of the property: £275 for a 1 to 2 bed, £345 for a 3 bed, £400 for a 4 bed, £475 for a 5 bed, and from £500 for a large or complex property. A re-inspection is £125. A window and door defect report is from £195, and is a separate report, not part of a snagging inspection.
What is not included?
Structural engineering assessment, Building Regulations certification, electrical or gas testing, drainage investigation, environmental survey and anything that would need destructive investigation. If something needs a specialist, the report says so.
