    A comprehensive inspection of your new build property, identifying defects, workmanship issues and unfinished works before they become costly problems. Includes internal, external and loft areas where safely accessible.

  • Re-inspection

    A revisit after your developer’s remedial works, to check that the defects we reported have been fully rectified. You get an updated photographic report.

    A specialist inspection of all your windows and doors to identify defects in installation, operation, seals, hinges, locks and glazing, with a detailed photographic report.

    A separate report. It is not part of a snagging inspection.

    Tell us the property, the plot and when you complete. We will tell you which inspection you need and what it costs.

  2. We book a date

    If you want an early-access inspection before legal completion, you get your developer's permission first, and we work around their access.

  3. We inspect the property

    A visual, non-invasive inspection of the accessible areas, photographing every defect and workmanship issue we find.

  4. You get the report

    A detailed photographic report, issue by issue, with the room, a photo and our comments on each one, ready to send to your developer.

Scope

An inspection is not everything

Our inspections are visual and non-invasive and cover accessible areas only. If something needs a specialist, we will say so in the report rather than guess.

When should I book a snagging inspection?

Either before you legally complete, if your developer allows an early-access visit and gives permission, or as soon as possible after you move in. The earlier the list exists, the easier it is to get things put right.

Can I move my appointment?

Yes. With more than 48 hours' notice, we can reschedule your appointment without charge.

Do you cover my town?

We cover Devon, Cornwall, Somerset and Kent. Our base is in Devon, so Newton Abbot, Torbay, Exeter, Plymouth, Totnes and Teignbridge are all close to home, and we travel further afield by arrangement. Ring us and ask.

Can I be there while you inspect?

Yes. You are welcome to be there.

What does the report look like?

Every issue is numbered, with the room it is in, a photograph with the defect circled and a comment on what needs doing, so you can hand it straight to your developer. You also get a one-page summary showing how serious each issue is.

What does an inspection cost?

Snagging is priced by the size of the property: £275 for a 1 to 2 bed, £345 for a 3 bed, £400 for a 4 bed, £475 for a 5 bed, and from £500 for a large or complex property. A re-inspection is £125. A window and door defect report is from £195, and is a separate report, not part of a snagging inspection.
