New build in Exeter
Buying a new build in Exeter?
Get every problem written down, photographed and in front of your developer, before small faults become yours to sort out.
Exeter has grown quickly, with new homes built on the edges of the city and at Cranbrook to the east. Whether you're buying on a large estate or a small development, handover is your best chance to find out what hasn't been finished properly.
That's what a snagging inspection is for. Nick inspects the house room by room, outside as well as in, and photographs every defect and workmanship issue he finds. You get a report you can send straight to your developer, so nothing depends on remembering what you noticed in the rush of moving day.
We inspect new builds across the city and the towns around it, including:
- Exeter
- Cranbrook
- Topsham
- Exminster
- Exmouth
- Crediton
- Cullompton
We also cover Newton Abbot and the rest of Devon.
Your report
A report your developer can work from
Every report is written by Nick, and usually reaches you the same day, or by 6pm on the following working day.
- Numbered issues
- Every issue gets its own number, so when you chase your developer about item 14, there's no doubt which one you mean.
- The room it's in
- Each issue says where it is, such as the lounge, the utility or the downstairs WC, so whoever comes to fix it can go straight to it.
- A photo and a plain comment
- A photograph with the defect circled, and a comment on what's wrong and what should be done, written to make sense without us in the room.
Alongside the full report you get a one-page summary that sorts every issue by priority. On the inspection shown here, our report recorded 67 items: 13 high priority, 15 medium and 39 low. Most were finishing, making-good and sealant items, but a smaller group affected how the house works, including radiators that failed to heat and plumbing that needed attention.

Straight answers
What a snagging inspection is, and isn't
We'd rather you knew exactly what you're paying for before you book.
What you get
- A visual, non-invasive inspection of every area we can safely reach, inside and out
- Moisture readings and targeted thermal imaging
- A numbered, photographed report with a one-page summary
- An inspector with over 20 years in UK construction, including time as a finishing foreman
What it doesn’t include
- Structural engineering assessment
- Building Regulations certification
- Electrical or gas testing
- Drainage investigation
- Environmental survey
- Anything requiring destructive investigation
We're an independent inspection company, not chartered surveyors, and we don't issue Building Regulations certification. If something needs a specialist, we'll say so in the report rather than guess.
Questions
Snagging in Exeter: your questions
If yours isn't here, ring us and ask.
Do you cover Cranbrook and the towns around Exeter?
Yes. Alongside the city itself, we inspect new builds in Cranbrook, Topsham, Exminster, Exmouth, Crediton and Cullompton, and anywhere else in Devon. Ring us if you want to check.
Is it too late for a snagging inspection once I have moved in?
No. If you couldn't get an early-access visit, book as soon as you can after you get the keys. Your developer still has to put things right, and a written, photographed list makes that much easier to ask for.
Do I need my developer's permission?
Only for an early-access inspection before legal completion, while the house still belongs to the developer. Once you've completed, it's your home, and you can book us whenever suits you.
How soon will I get the report?
Usually the same day, or by 6pm on the following working day, so you can send it to your developer while the inspection is still fresh. Nick writes every report himself.
Are you chartered surveyors?
No. We're an independent inspection company, founded and run by Nick Reeves, who has over 20 years in UK construction. A snagging inspection looks at finish and workmanship. It isn't a structural survey and it doesn't include Building Regulations sign-off. If something needs a specialist, the report says so.
What should I have ready?
Your plot number and completion date, your developer's permission if it's an early-access visit, and access to every room and to the loft where it's safe to get in.
