New build in Newton Abbot

Moving into a new build in Newton Abbot?

A snagging inspection gives you one clear, photographed list of what needs putting right, while it's still your developer's job to fix it.

Newton Abbot and the towns and villages around it have seen a lot of new homes built in recent years. A new house goes up quickly, with many different trades working on it one after another, and small faults are easy to miss by the time it's handed over: a run of sealant that stops short, filler that was never sanded back, pipework left without a collar, or a radiator that doesn't heat up.

You'll probably spot some of these yourself. A snagging inspection finds the rest. We go through the house room by room, outside as well as in, and photograph every defect and workmanship issue we find. You then send your developer one complete report, rather than raising problems one at a time as you come across them.

Newton Abbot is close to home for us. We inspect new builds across the town and the places around it, including:

  • Newton Abbot
  • Kingsteignton
  • Kingskerswell
  • Ipplepen
  • Bovey Tracey
  • Chudleigh
  • Teignmouth
  • Dawlish
  • Ashburton

We cover the rest of Devon too, including Torbay, Totnes, Plymouth and Exeter.

The inspection

What we look at in your new home

A visual, non-invasive inspection of everything we can safely get to, inside and out.

Inside

Every room: walls, ceilings, floors, doors, joinery and decoration, the kitchen and utility, bathrooms and sanitaryware, heating and plumbing, and visible electrics such as sockets, switches and alarms.

Outside

Brickwork and render, paths and driveways, ground levels and drainage, fencing, windows and external doors, and the garage if there is one.

Roof and loft

Roof coverings, flashings, fascias and soffits, and the loft itself where it's safe to get in, including its insulation and ventilation.

Moisture and heat checks

Non-invasive moisture readings and targeted thermal imaging, to pick up cold spots, possible heat loss and areas that need a closer look.

Issue 18 from one of our reports, assigned to the utility: a decorative finish improvement is required around the boiler housing pipework, including removing excess expanding foam, next to a photograph with the area circled
Issue 18, word for word from one of our real reports.

Most of what we find is finishing work like this: expanding foam left around the boiler pipework in a utility room. It's a small job, and it's far easier to get done while it's on a written list your developer has in front of them.

Our inspections are visual and non-invasive and cover the areas we can safely reach. If something needs a specialist, the report says so rather than guessing.

Timing

Before you complete, and after

There's a right moment for each of our inspections. Ring us early and we'll help you pick it.

Before legal completion
An early-access inspection, while the house is still the developer's, gives them the chance to fix things before you move in. It needs your developer's permission, so ask them as early as you can, then let us know your plot number and completion date and we'll work around their access.
After you get the keys
If your developer won't allow an early visit, book as soon as you can after you move in. The sooner the list exists, the easier it is to get everything put right.
After the repairs
When your developer says the work is done, a re-inspection (£125) checks every item in our report, one by one, and you get an updated photographic report to send back to them.
Windows and doors
Trouble with new windows or doors, such as leaks or faulty locks? Our window and door defect report (from £195) is a separate report that works out whether the fault lies with the product or the installation. More about the window and door report

Questions

Snagging in Newton Abbot: your questions

If yours isn't here, ring us and ask.

Every question, grouped
Do you cover the villages around Newton Abbot?

Yes. As well as Newton Abbot itself, we inspect new builds in Kingsteignton, Kingskerswell, Ipplepen, Bovey Tracey, Chudleigh, Teignmouth, Dawlish and Ashburton, and right across Devon. If you're not sure whether we cover your street, ring us and ask.

Can I have the inspection before I complete?

Yes, if your developer allows it. An inspection before legal completion needs their permission, so ask them first, then give us your plot number and completion date. We'll work around the developer's access to the site.

What will I get after the inspection?

A photographic report, usually the same day or by 6pm on the following working day. Each issue has its own number, the room it's in, a photograph with the defect circled and our comment on what needs doing, and a one-page summary sorts them by how serious they are.

Who carries out the inspection?

Nick Reeves, who founded the company. He has over 20 years in UK construction, including time as a finishing foreman getting new houses ready to hand over, and he inspects every home and writes every report himself.

Can I be there while you inspect?

Yes, you're welcome to be there. It's a good chance to point out anything you've already noticed, so it goes in the report alongside everything else.

What if my developer doesn't fix everything?

Book a re-inspection, which is £125. We go back through every item in our report, check whether each one has been put right, and give you an updated photographic report to send back to your developer.
