Elevate Property Inspections

These Terms & Conditions apply to all inspections, reports and services provided by Elevate Property Inspections.

By instructing Elevate Property Inspections to carry out an inspection, you agree to these Terms & Conditions.


 

1. Scope of Inspection

Elevate Property Inspections provides independent visual property inspections and defect reports.

The purpose of the inspection is to identify visible defects, workmanship issues and unfinished works that are accessible at the time of inspection.

Inspections are non-invasive and do not involve dismantling, destructive investigation or testing of concealed components.


 

2. Nature of the Inspection

The inspection is limited to areas that are reasonably accessible at the time of the visit.

The inspection does not include:

• Structural engineering assessments

• Building Regulation compliance certification

• Electrical testing or certification

• Gas safety inspections

• Drainage surveys

• Specialist environmental surveys

• Destructive or intrusive investigations

• Removal of finishes, coverings or fixtures

Where concerns are identified, recommendations may be made for further investigation by an appropriately qualified specialist.


 

3. New Build Snagging Inspections

A snagging inspection identifies visible defects and workmanship issues observed at the time of inspection.

The report does not guarantee that all defects within the property have been identified and should not be considered a warranty or guarantee of condition.


 

4. Window & Door Defect Reports

Window and door reports provide an independent assessment of visible defects, installation concerns and operational issues.

Reports are based on observations made during the inspection and should not be interpreted as specialist structural, legal or compliance advice.


 

5. Report Use

Reports are prepared solely for the client named within the report.

Reports must not be relied upon by third parties without the written consent of Elevate Property Inspections.


 

6. Photographs

Photographs included within reports are provided for identification and illustration purposes.

Photographs may not capture the full extent of a defect and should be read in conjunction with the written observations.


 

7. Access

The client is responsible for ensuring safe and reasonable access to the property and all inspection areas.

Areas that are inaccessible, locked, obstructed or unsafe may not be inspected.


 

8. Limitations

Elevate Property Inspections cannot be held responsible for defects that:

• Were concealed at the time of inspection

• Were not reasonably accessible

• Develop after the inspection date

• Require specialist testing or invasive investigation to identify


 

9. Fees & Payment

Payment is due as agreed at the time of booking.

Reports may be withheld until payment has been received in full.


 

10. Cancellation Policy

Cancellations made more than 48 hours before the inspection appointment may be rescheduled without charge.

Elevate Property Inspections reserves the right to charge a reasonable fee for late cancellations or missed appointments.


 

11. Liability

Liability for any claim arising from the inspection or report shall be limited to the fee paid for the inspection service.

Nothing within these Terms & Conditions excludes liability for death or personal injury caused by negligence or any other liability that cannot be excluded under applicable law.


 

12. Data Protection

Client information will be processed in accordance with our Privacy Policy and applicable UK data protection legislation.


 

13. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales.


 

14. Early Access Inspections

Where access is permitted by the developer, Elevate Property Inspections may carry out inspections prior to legal completion.

The client is responsible for obtaining any permissions required from the developer, site management team or property owner before the inspection takes place.

The availability of early access inspections cannot be guaranteed and remains subject to site access approval, developer consent and applicable health and safety requirements.

Where access is denied, restricted or withdrawn by the developer or site management, Elevate Property Inspections shall not be liable for any resulting delays, cancellations or inability to carry out the inspection.

Clients are advised not to arrange inspections until access has been confirmed by the relevant parties.
